Revitalizing an iconic Seattle destination—transformed with sustainability at its core.

A complete renovation of an iconic Lake Union dining and retail destination modernized four aging industrial structures, creating vibrant restaurant, entertainment, and retail spaces. By renovating the existing buildings rather than rebuilding, the project reduced carbon emissions by approximately 50% compared to new construction. In partnership with Miller Hull and Vulcan, 100% of remaining carbon emissions were offset through the architect’s Emission Zero initiative.

Upgrades included new building envelope and exteriors, seismic improvements, high-efficiency HVAC systems, and new roofing. Maritime-inspired wood and metal siding complement expanded storefronts with operable glass entrances that provide seamless indoor-outdoor access. Custom site furnishings integrated with native landscaping create a welcoming, park‑like setting with gorgeous lake views for visitors and tenants alike.
